THE PREPARATION GUIDE
How To Prepare Your Home.
At LightHaus Photography we pride ourselves on our attention to detail and quality of work. In order to maximise time spent at the property and get the best results possible it helps to have a few things ready in advance of the appointment.

KITCHENS
Often considered the ‘heart of the home’ the kitchen plays a pivotal role within the marketing so it makes sense to really show it at its best. Have a think about what really needs to be on display. Toasters, Kettles, Coffee machines etc certainly have their place but other items might detract from the clean lines and pleasing aesthetics.
It really helps to put away items such as washing up bottles, drinks bottles, kitchen roll, bins, or any item which might otherwise draw the eye away from the features you really want to show off. Fridge magnets etc are of special note as they can be quite distracting, and calendars are best taken down as they'll date the sale.
BATHROOMS
Bathrooms tend to accumulate a lot of toiletries and other items over time and is the one area I find myself spending the most time clearing. It makes sense to have all those toiletries to hand
in everyday life but unfortunately they don't do the photos any favours. Look to minimise the amount on display and perhaps keep out just a few of the bare essentials such as hand soap or a few high quality items. Less is definitely more. One useful tip and something I find makes a big improvement to most bathrooms is to add a houseplant, even if it's temporarily moved from another room.
LIVING ROOMS
It helps if cushions are plumped and evenly spread. Please try to minimise the amount of items
on the surface of any coffee tables. Children's toys, especially large colourful ones should be
put away where possible.
EXTERNALS
As a rule of thumb it often looks best without cars on the drive so it makes sense to have them removed prior to the appointment where possible. Wheelie Bins can be very distracting so again if they can be hidden away where they're not visible prior to the appointment that would be helpful. If weather permits then it often looks best for covers on garden furniture, barbecues etc to be removed. Even on a dull day parasols may look best extended as we will add a blue sky and this helps add to the aesthetic. Where possible it helps if the grass is freshly cut.
ENTRANCE/
HALLWAYS
As these spaces are often narrow it makes sense to minimise the number of Coats etc and remove any brightly coloured items that might distract the eye. Please have any shoes neatly stacked and perhaps put some away if you feel there are too many on display.
BEDROOMS
Please make sure beds are made and sheets are pulled tight to avoid creases. Please make sure clothes are put away and items on bedside tables are kept to a minimum. Where possible
please put away electric heaters or dehumidifiers as they might indicate damp or heating issues.
